A neo-Italian Renaissance-style row house (no. 109) designed by Hunt & Hunt and built in 1911-12; a row house (no. 111) with Renaissance-style details, designed by Gurdon S. Parker and built in 1922; and a row house (no. 113) originally designed by George B. Post & Sons, built in 1906-08, and altered in 1962 by Brown, Lawford & Forbes. Application is to modify floor levels and combine no. 109 with nos. 111-113, replace an entry door and windows, and construct rooftop and rear additions

FRIENDS' Testimony:

FRIENDS’ Preservation Committee does not object to the proposal to incorporate the Hunt & Hunt building at no. 109 into the existing school complex, nor to the associated programmatic reorganization and modifications to floor levels. The scope of work is limited and does not alter the buildings’ visual character along the street. The rooftop addition, clad in metal, is appropriate given its minimal visibility from the public right-of-way. We also find the rear infill at no. 109 acceptable and acknowledge the applicant’s efforts to reduce its mass in response to concerns raised by neighbors.

Our objection lies in the direct consequence of this institutional expansion: the elimination of 17 rent-stabilized apartments, resulting in 17 evictions and the displacement of 17 neighbors. As a preservation organization, FRIENDS has long supported the protection of both affordable housing and the historic fabric of the Upper East Side. The loss of these apartments intensifies a longstanding issue and undermines the social fabric and residential vitality of our neighborhood.
