Project Information:

A rowhouse built in 1880-81, and altered as an Arts and Crafts style garage building by Edmund C. Stout in 1902. Application is to construct a rooftop addition, modify masonry openings, replace windows, and alter the rear façade and extension.

The former garages at 168–176 East 75th Street are among the most charming buildings within the Upper East Side Historic District Extension. Altered to their present appearance in 1902, they were noted in the designation report as the first dedicated automobile structures erected for private use in the city. No. 168, in particular, exemplifies exceptional craftsmanship. Its richly articulated brickwork creates visual depth and conveys the handcrafted quality of the Arts and Crafts tradition. Decorative structural elements, including terra-cotta brackets, a floral iron lintel, a corbelled brick entablature, and dogtooth courses, provide intricate ornamentation without excessive decoration.

 

Although each building in the row has undergone modifications over time, the ensemble retains a strong connection to its historic origins. FRIENDS's Preservation Committee appreciates that No. 168 will remain a garage at the street level; however, concerns remain regarding the proposed replacement of the rectangular iron lintel with an extended lintel. We urge the Commission to require additional protective measures and precise specifications so that enlarging the garage opening does not compromise the structural and aesthetic integrity of the historic façade.

 

FRIENDS otherwise finds the proposal appropriate and commends the restorative work to the front façade, including the reintroduction of the balcony. Despite its visibility from Lexington Avenue, the rooftop addition is set back. FRIENDS also supports the choice of materials for the proposed rooftop addition, which are intended to harmonize with the existing brick façade and the slate of the sloping roof. Finally,  FRIENDS appreciates the creation of a modest open space in the rear yard.
