Project Information:

A neo-Grec style rowhouse (#15) designed by John G. Prague and built in 1878, and altered by Robert W. Gibson in 1895; and a neo-Grec style rowhouse (#17) designed by John G. Prague and built in 1878; and altered in 1952. Application is to modify the front areaways and install fencing, replace windows, construct rooftop and rear yard additions, and excavate the basements and rear yards.

FRIENDS' Testimony:

FRIENDS’ Preservation Committee firstly applauds applicants’ efforts into researching the historic character of both rowhouses and the immediate urban fabric with the aim of preserving the original character. We like that the façade restoration would retain the individual reading of the rowhouses in both front and the back facades (except the basement and the new rooftop studio) and that the height of the new fencing will be lowered to match the previously modified version. We also appreciate the efforts to remove the existing rear extension to provide more green space in the back and the choice of materials (namely limestone cladding, white bronze window frames, and zinc coated copper cladding) and proportions in the back façade. However, this proposal still presents an increased risk to the building due to demolition and excavation. We urge applicants to closely monitor the demolition and reconstruction, making sure the approved plans are followed and the structural integrity and historic character of these two rowhouses remain intact. We also trust the owner to keep the neighbors in the loop about the proposed schedule and take every precaution to minimize the environmental disturbance.
